In California, mobile home park owners have specific conditions under which they can evict tenants.

Late rent payments can interfere with the smooth operation of a mobile home park. Here are the key points for handling late payments and eviction:

  • Grace period: Tenants have a five-day window after the rent due date to clear late payments without penalty.
  • 3-day notice: If payment is not made within this grace period, you can issue a 3-day notice demanding payment. If the rent remains unpaid, eviction proceedings can begin after 60 days.
  • Three strikes rule: Tenants are permitted to make late payments only three times within a 12-month period. If they are late a fourth time, you can refuse the late rent and initiate eviction after the 60-day notice.
